Buying a first home is a big decision, but it does not have to be a confusing one. Here is the step-by-step path I walk every first-time buyer through in Grand Blanc and Genesee County.
Start with a plan, not a panic

What can you actually afford?
The price you are approved for and the payment you are comfortable with are not always the same number. Work out the full monthly cost: mortgage principal and interest, property taxes, homeowners insurance, and any HOA or condo fees.
A clear monthly number makes every house an easy yes or no. It also keeps you calm during the emotional parts of touring, because you already know your lane.
